Plans have been approved to convert a former chemist and pub in Lancaster into flats.
Permission to change the closed-down Cohen's Chemist, previously the Rose Tavern pub, into accommodation, has been granted by planners.
The full application, by Tarik Jayousi, is for a change of use of 52-54 Ullswater Road to seven studio flats, one flat for student accommodation and one house.
The scheme will also see the demolition of rear extensions at ground floor and first floor level, erection of a single storey rear extension, installation of windows and doors to the front, side and rear elevations, installation of replacement windows to the side elevation and installation of roof lights to the front and rear elevations.
The vacant building is in a residential street on the junction with Dalton Road.
"Previously the site was occupied by a public house on the ground floor with living accommodation above," said a design and access statement, submitted with the plans to Lancaster City Council.
"The ground floor was converted into a chemist shop approximately 13 years ago and the rooms above left vacant. There is evidence the properties were previously divided on the ground floor by a separating wall.
"It has been demonstrated that the proposed high-quality alterations have been designed to sit well within their location and contributes positively to the character of the area.
"It includes elements of modern design with traditional local materials.
"The proposed development is intended to be used for rented living accommodation and represents an appropriate development opportunity. It is therefore concluded that this application is worthy of support."
Despite 11 letters of objection to the plans, including concerns a lack of demand for student accommodation, parking issues, the impact on neighbouring properties, and the potential for multi-occupancy use, the plans were unanimously given the green light.
Cohens Chemist closed last year on the site of the former Rose Tavern, which closed down in 2008.
