A developer has revealed plans to build around 260 new homes in fields off the A6 at Bolton-le-Sands.
A screening opinion request has gone in to Lancaster City Council for the new development on land near Slyne Road
The applicant is Wrenman Strategic Land, run by local developer Warren Cadman, who is also behind plans to build another 200-home development near Slyne Road and Powder House Lane in Torrisholme.
A screening opinion request usually goes in before a planning application, so the council can decide if an Environmental Impact Assessment is needed. The council has said this assessment won't be required.
The 11.5 hectare Green Belt site is bounded by the A6 Slyne Road to the east, homes at Greenwood Drive, Greenwood Crescent, Ashworth Drive and Pinewood Avenue to the north, further houses at Hatlex Hill and Bryn Grove to the west, and agricultural land to the south.
A letter to the council from Pea Green Environmental Planning, on behalf of Wrenman Strategic Land, said: "The applicant is considering seeking planning permission for residential development of around 260 units along with access from the A6 Slyne Road and Greenwood Drive, internal road layouts, landscaping, open space and associated drainage infrastructure.
"The development would form a logical extension to the existing residential areas to the north and west."
Lancaster City Council, in response, said: "The proposal will give rise to a number of planning considerations, that will need to be assessed through a planning application.
"However, these neither individually nor cumulatively result in likely significant environmental impacts triggering the need for an environmental statement."

Outline plans to build up to 200 homes in fields near the Bay Gateway at Torrisholme, with access, road realignment/widening to part of Slyne Road and associated engineering work, submitted in December 2023, are still awaiting a decision by the council on planning permission.
The plans have proven controversial, with numerous objections lodged with Lancaster City Council by residents, many of whom are concerned about the impact the new homes will have on infrastructure in Torrisholme.
