Plans have been submitted for 37 new homes as the second phase of a housing development in Over Kellet.
Oakmere Homes wants to build the new houses on land north east of Old Hall Farm.
This is next to land where 55 homes were previously given planning permission and the application seeks to extend the site.
A planning application has been sent to Lancaster City Council and is publicly available at their website.
A report submitted with the plans says the new development would be "accessed via the existing internal roads that form part of the adjacent development, which leads on to Capernwray Road, in Over Kellet".
"The site currently comprises agricultural land enclosed by hedgerows, with open fields in its central area," continues the report.
"It is located to the north of the settlement of Over Kellet, which is identified as one of Lancaster’s sustainable rural settlements. Over Kellet provides local services including a primary school, shop, pub, post office, and church.
"The development comprises a balanced mix of one bedroom (four units), two bedroom (six units), three bedroom (three units), and four bedroom (24 units) properties.
"The housing mix is designed to meet a range of local needs, supporting a sustainable and inclusive community. The variety of dwelling sizes and types will cater to first time buyers, families, and older residents seeking to downsize, consistent with local housing policy objectives.
"The proposed development adjoins an existing residential scheme to the west. Vehicular and pedestrian access will be taken from the internal estate roads of that adjacent development, which in turn connect to Capernwray Road. This provides a safe access arrangement that integrates well with the established local road network and village footpaths.
"The design and materials reflect the rural character of Over Kellet. Dwellings will feature a mix of natural stone, white render, and grey slate-style roofs.
"The proposal is fully deliverable and capable of being brought forward immediately, with a recognised regional housebuilder in control of the site and all technical matters addressed as part of this full application. As such, the development can deliver housing completions early within the five-year period, thereby making a meaningful and timely contribution towards addressing the council’s acknowledged shortfall (of housing)."
A further statement submitted with the plans says: "This development is essentially ‘Phase 2’ of a previous development of 55 houses to the land north of Old Hall Farmhouse and Barn which is a Grade II listed building."
The application is for "erection of 37 dwellings with associated development including internal access roads and drainage infrastructure".
Lancaster City Council will make a decision on whether to grant planning permission, in due course.
